I love watching all those shows on HGTV.  I must not be the only one, because everyone seems to be watching these days. Hosts like Joanna Gaines have become household names and famous for being fixer-uppers.  Admittedly, I envy their talent for being able to turn fixers into beautiful homes.

My favorite part of these shows is staging – or rather, when the construction is over and it is time to “stage” the house and turn it into a home.

If you are considering selling your home, there are things we can learn from these talented fixer-uppers. Staging a home is not just a trick for television, it is an actual proven technique that helps get homes sold.  So where do you start?  Here are five tricks of the trade that will help you “stage” your home.  Follow these simple tips and get your home ready for the market!

 

1.  Come out of the closets

Buyers are looking for storage…and there never seems like there’s enough.  Create the illusion of space by taking half of the belongings out of your closets. Organize what remains with baskets, and make sure to keep all your closets and cabinets clean.

2. Light Up the Room

Brighten your home by opening the drapes….or by getting rid of them all together.  Open up the space further by removing any shades and being sure to clean the windows. Do what you have to do make your house bright and cheery – it will make it more sellable!

3. Spend 50 bucks

For a small investment, you can create big results.   Put up a new fresh coat of paint on the walls, replace door handles and cabinet hardware, make sure closet doors are on track, fix leaky faucets, and clean the grout.  Little details make all the difference!

4.  Take the home out of your house

5.  Splash of color

Place a fun pillow on the couch or a bright centerpiece on the table. Also, consider how color can create a mood.  Buyers will react to the mood you set for your home through color. Don’t add clutter, but don’t be afraid to add a simple splash of color to liven up a space.  Here are some mood setting colors:

  • Pink: fun, lively, positive
  • Red: passionate, daring, intimate, comforting
  • Orange: stimulates creativity, evokes warmth and coziness
  • Yellow: welcoming, sunny
  • Green: tranquil, invigorating, restful and balancing
  • Blue: clear thinking, calm, meditative
  • Violet: stimulating, sexy; blue-violets are cooling, spiritual
